Rajasthan CM to launch official RERA website today

JAIPUR: After issuing the Rajasthan Real Estate (Regulation and Development) Rules, 2017 this month, the state urban development and housing (UDH) department will formally launch its official website.
The RERA website will be launched by chief minister Vasundhara Raje from her office at 10 am on Thursday.
An official said, it will be mandatory for all the builders and real estate agents to register themselves on the website.
The builders cannot start advertising, marketing, booking and selling of any new projects without getting them registered once the site is launched. The projects which are ongoing will get three months time to register themselves.
“The new projects will not be launched without registering. While, during these three months, a developer can continue to sell flats in ongoing projects. But after the period is over, the developer cannot sell a flat in the project unless it is registered with RERA,” said an official.
If any promoter fails to register as per the rules, he shall be liable to a penalty which may extend up to 5% of the estimated cost of the real estate project. On continued violation, rules the developer shall be punishable with imprisonment.
Gopal Das Gupta, chairman, CREDAI Rajasthan said, “We welcome the move of launching the new website. This will bring transparency in the real estate market and weed out the developers who are with an intention to dupe the buyers.”

It was informed, for redressal of consumer complaints, the Rajasthan government has appointed additional chief secretary (ACS) of urban development and housing (UDH) department to head the Real Estate Regulatory Authority (RERA). Also, an appellate tribunal will be set up to adjudicate disputes.
The appointment of the regulator will also bring relief to homebuyers who are cheated or misguided by developers. The victims can approach the housing regulatory authority with their grievances. “The ACS will hold the charge of housing regulatory authority until the body is constituted,” said a senior UDH official.
The existing practice of selling flats on the basis of ambiguous super built-up area will also come to an end as the new law makes it illegal. Developers will have to define the carpet area. Moreover, it will be mandatory to provide the details of the projects online. “Any violation like increase in the size of apartments, change in layout and construction of additional towers in a project without taking consent from 70% of the allottees can lead to cancellation of registration,” the official added.
